Area Manager
Responsibilities
· Supervise and select staff with responsibilities across multiple property management function areas, including engineering, operations, fiscal operations, tenant relations and leasing. Manage the staff to build a strong team with the breadth and depth of experience to grow the region and to be considered an employer of choice.
· Responsible for the bottom line financial and operational success of properties.
· Work with the Regional Vice President to drive leasing success, coordinate leasing efforts with outside brokers and develop business plans for underperforming assets.
· Maintain accountability for all aspects of financial oversight of the properties including developing operating and capital budgets and related business plans, and ensuring that those objectives are met. Review and various monthly and quarterly financial reports and presentations for the Vice President.
· Establish tenant relations and retention programs that are well planned and measurable.
· Build and maintain tenant relationships through frequent, in-person interactions.
· Oversee corporate related requests/initiatives.
· Ensure that tenant services are provided according to all lease documents.
· Develop management tools to track and rectify property issues, including possible environmental risks.
· Develop and implement the Region’s Standard Operating Procedures.
· Assist Area Chief Engineer in oversight of selected construction/tenant improvements (including proper documentation).
· Administer and oversee daily property operations, and assist Area Chief Engineer with capital projects and tenant improvement work.
· Assist in the negotiation of lease renewals, extensions and expansions, and resolve issues with existing tenants.
· Oversee orderly system for lease, vendor, and project files.
· Work with key corporate contacts in Accounting, Legal, Insurance, and Human Resources to maximize property value and manage staff.
· Conduct occasional site visits for acquisition analysis, annual asset review, etc.
· Assist in disposition/acquisition efforts (i.e., due diligence).
Requirements
· Bachelor’s degree required; MBA or other advanced degree a plus; RPA or CPM designations a plus.
· Ability to negotiate with tenants, brokers, and attorneys and understand contractual obligations and language.
· 10+ years’ experience in commercial real estate with property management operations, leasing, development, property accounting, and financial reporting.
· Proven track record of being highly responsive to clients/tenants.
· Previous GSA experiences a plus.
· Understanding of environmental issues and remediation techniques.
· Excellent command of MS Office, particularly Excel, Word and Outlook; proficiency with Property Management/Accounting software (Yardi a plus).
· Previous experience managing, coaching and mentoring a team is mandatory.
· Ability to travel frequently to multiple properties throughout the region is required.
· Ability to work in a fast-paced, collaborative, and results driven environment.
· Exceptional organizational skills and verbal and written communication.
