Resident Service Coordinator


Responsible for managing the maintenance service requests process and follow-up. Assists with releasing keys to other employees and/or residents. Responsible for maintaining positive resident relations and the maintenance staff.

Reports to: Community Manager, Assistant Manager and/or Community Service Supervisor
Supervises: None


1. Community customer service and administration.
a. Receive and document maintenance service request from residents via telephone or in person. Immediately complete maintenance Service Requests and inform maintenance team.
b. Follow-up on “completed” service requests weekly to ensure resident satisfaction.
c. Manage key release forms and process. Issue all keys to employees and/or residents.
d. Coordinate and schedule preventive maintenance with the assistance of the Community Service Supervisor.
e. Coordinate and schedule carpet cleaning for current residents with the assistance of the Community Service Supervisor.
f. Coordinate and schedule building cleaning and maintenance with the assistance of the Community Service Supervisor.
g. Coordinate and schedule pest control for buildings with the assistance of the Community Service Supervisor.

2. Resident Relations
a. Assist with resident renewal process – i.e., letters, follow-up etc.
b. Assist with sending out resident comment forms and follow-up.
c. Assist with planning and implementation of resident functions.
d. Assist with resident complaints, concerns and requests to ensure resident satisfaction with management. Follow-up in a timely manner.
e. Assist with distribution of lease violations letters or any other community-issued correspondence.
f. Consistently enforce policies of the community.

3. Attendance is an essential job function.

1. Attends and participates in Camden’s training programs as required.
2. Resident Service Coordinator may be required to assist in special projects or activities designated by the company. This may include due diligence, property acquisition/disposition, serving on or participating in company sponsored or sanctioned committees, organizations, functions, etc.
3. May be periodically assigned to assist in the maintenance area.

 High School Diploma or equivalent required; some college preferred.

 National Apartment Leasing Professional (NALP) preferred

 Telephone skills

 Basic knowledge of Fair Housing laws preferred
 Basic knowledge of maintenance equipment (i.e., key machine, etc) preferred

Position requires a minimum of 1 year experience on-site as a Leasing Consultant; will consider 2 years experience in customer service related industry (i.e., retail sales, real estate sales, hospitality, etc.). Strong attention to detail and sales ability is a must.

Job is intermittently sedentary, but requires mobility (i.e. climb stairs) to tour and inspect apartments on a daily basis. Will use repetitive motion of hands/wrists in using computer and/or typewriter. Must have normal range of vision to complete paperwork, review applications and documentation; hearing and speech to communicate with residents, vendors, supervisors and employees on the telephone or in person on a regular basis. Must be able to read and write in English at a high school level to complete paperwork and reports and interpret instructions. Must have mathematical skills at high school level to calculate prorated rent, add up damage costs and deposits, etc.

Must be able to apply common sense understanding on a continual basis to determine actions, priorities and direct the work of others. Will have regular contact with all levels of internal and external customers and therefore must possess excellent interpersonal skills. Must handle stressful, urgent, novel and diverse work situations on a daily basis. Emotional stability and personal maturity are attributes in this position.

Works in a typical office setting with daily exposure to outdoor environment (i.e., heat, cold, damp, rain, etc.) when touring community. Will have minimal exposure to injuries (i.e. chemicals, machinery, lifting, tripping, falling, etc.). Hazards can be minimized with proper lifting techniques, MSDS and general safety training. Will be periodically called upon to work long hours and odd schedules, including weekends.
Position requires periodic travel by automobile to handle work-related activities. May require airline travel, out-of-town and/or overnight trips.
